The property market in the region shows a marked gap between second-hand housing and newly built properties. While second-hand maintains prices targeted at the local buyer, newly built developments in key areas such as La Alcaidesa and Santa Margarita rely almost entirely on foreign capital.

The property sector in the Campo de Gibraltar is operating at two speeds. On the one hand, second-hand housing continues to record prices adjusted to local incomes, with averages in municipalities such as Algeciras and La Línea de la Concepción ranging between €1,300 and €1,450 per square metre. On the other hand, new build has experienced a substantial increase that places the square metre well above the local average, usually exceeding €2,500 to €3,500/m² in residential developments and rising to exclusive figures in enclaves like Sotogrande or Tarifa.

This value gap is not only a response to the rising cost of construction materials and the scarcity of building land, but also to a deeply differentiated demand profile.

La Alcaidesa and Santa Margarita: 93% of buyers are foreign

The most representative phenomenon of this polarisation is concentrated in the coastal strip covering La Alcaidesa (between San Roque and La Línea) and the Santa Margarita development. In these new build developments, around 93% of buyers are foreign.

This international profile is due to a combination of strategic and lifestyle factors:

  • Synergy with Gibraltar: Closeness to the Rock attracts qualified professionals and British and European executives who work in Gibraltar but prefer to establish their residence in Spanish territory.

  • Teleworking and residential tourism: Citizens from northern Europe (United Kingdom, Germany, the Netherlands and Scandinavian countries) seek primary or secondary housing, attracted by the climate, golf courses and views of the Strait.

  • Purchasing power and prime product: New build in these areas is designed with high standards of energy efficiency, communal areas, shared swimming pools and private security, setting starting prices that frequently exceed €300,000 to €500,000. These figures are inaccessible for the average local salary, but highly competitive for the international buying market.
